Roof Repair: Our Process for Roof Inspections and Estimates

Asphalt Shingle roofs should typically last 20 years. Around the 15-year mark, we start to get calls from homeowners for a roof inspection with a corresponding estimate. While you may think we will only inspect your roof, the truth is that there is more to your roof’s functionality. Gutters, flashings, chimneys, siding and more all play a part in your roof, protecting the inside of your building or home. In fact, it is one of the reasons we got involved in roofing and branched out into other exterior features. Creating a tight barrier against outside elements involves a system of functioning components. Over 90% of our business is generated through referrals or repeat business because of the thorough job we do for each customer.

10 Point Roof Inspection

During our visit, a Professional Guardian Roofing estimator will “walk the roof” to identify the current status of roofing components. A full inspection report along with recommendations and estimated costs will generally be provided within one business day.

As a professional roofing company, nothing short of a thorough checklist will do.

We could just walk your roof and look for problems, but we consider part of an essential inspection to include looking where issues may not be visible to the eye. Often problems can be hidden under shingles and not in plain sight.

  1. Condition of roofing material. Whether you have metal roofing or asphalt shingle roofing, storm, hail, debris and wind could have damaged the roof material. Asphalt shingle roofs may have loose, missing, worn, shrunken or otherwise comprised shingles.
  2. Flashing condition. The flashing is what creates the seal from the roof materials to other objects. This is a common area for leaks and luckily can be repaired easily. We’ll inspect step and wall flashings along with those around plumbing.
  3. Fascia and soffits. Unfortunately, these areas will sometimes suffer from water or animal damage. Without structural integrity, more pressure and weight-bearing is placed on the roof than designed for. Alternatively, if not protected by a drip edge, the fascia and soffits can suffer from constant water contact.
  4. Gutters, downspouts and drainage. If not draining correctly, water can pool on the roof causing weight and damage to the material. Often this will be the giveaway of another problem with the structural integrity of the decking. Gutters need to be mounted and installed properly in order to drain water away from roofs, fascia and soffits.
  5. Drip edge. Both required for code compliance and good drainage, drip edges are what causes water to run off the roof, without touching the fascia, and go straight into the gutter.
  6. The base layer of any roof attaching to the rafters and providing the first layer of protection. Decking most often occurs damage in high water flow areas or drain areas. Most problems can be found during the initial inspection but occasionally some can’t be found until all roof materials come off.
  7. The area below the roof (usually the attic) requires proper ventilation and airflow. If not, heat buildup can cause shingles to back and cause premature deterioration. Chances are your home was built with proper ventilation in the design but it’s an area we feel more comfortable if we can check.
  8. Chimneys, skylights, etc. Anything that pierces your roof’s barrier has the potential for causing leaks. The flashing and other seals need to be tight to prevent seepage, drafts and more.
  9. Signs of interior damage. If possible, we like to go into the attic to check for leak or water damage. Sometimes leaks will come in the form of stains, bubbling or other unusual shapes.
  10. Hip, ridges and valleys. Shingles of hips and ridges can show wear quicker because of more material exposure and more exposure to environmental elements. Cracking, granule loss and stress are signs of needing to be replaced. Shingles in valleys, on the other hand, have their stress from being folded in and usually bearing the load of water damage. They also can crack, show granule loss and stress damage.
